At Creek Vista Homes, we often get asked: “What’s your price per square foot?” While this seems like a simple way to price or compare homes, it doesn’t actually reflect the true cost of building a custom home. Here’s why:

Not All Square Feet Are Equal
A garage or bonus room costs far less per square foot than a kitchen or master bathroom. Vaulted ceilings, open two-story spaces, and specialty rooms make square footage comparisons misleading.
Design Complexity Matters
Simple, square homes with basic rooflines are less expensive than homes with angles, dormers, or a complex roof — even if the square footage is the same.
Finishes Drive Cost
Flooring, cabinets, countertops, appliances, and trim details can dramatically change the cost. Two homes with the same square footage can vary by hundreds of thousands of dollars depending on selections.
The Land Plays a Huge Role
Site prep, grading, utilities, septic systems, and foundation type all affect cost, none of which are included in a “per square foot” number.
